After twenty years running pro formas — deal after deal, version after version — I started building what I wished existed. underwrite.io is a mobile-first, AI-assisted underwriting platform for commercial multifamily. It replaces Excel-based pro formas with a tool fast enough for napkin math and detailed enough for the IC.
In private beta with developer and broker testers across the Pacific Northwest.
This has been a second education. Solo founder shipping production software where the AI is the product — autofill, market research, and analytical reasoning run on agentic workflows orchestrated through the Anthropic Claude API. The stack: React, TypeScript, Supabase, Claude API.
Sounding Labs LLC is the parent entity, also home to closedbook.io.

Built underwrite.io, a mobile-first AI-assisted underwriting platform for commercial real estate developers and brokers. Now in live beta. Owned full product, engineering, and go-to-market stack; built and operate production agentic AI workflows on the Anthropic Claude API. Sounding Labs LLC also owns closedbook.io, a CRE deal intelligence product that captures in-contract deal data at PSA signing.
Led Pacific Northwest industrial, mixed-use, and multifamily development from land pursuits through disposition. Co-led delivery of Amazon's Pasco fulfillment campus — Projects Oyster and Pearl, 2.13M SF on 266 acres. Delivered Mercer Park (155,000 SF office, NAIOP Redevelopment/Renovation of the Year 2022, sold to Riot Games) and 65 Horton (126,646 SF multi-story industrial, SoDo Seattle). Oversaw capital structuring, JV partnerships, risk management, and multi-stakeholder approvals.
Managed multiple high-density multifamily developments from entitlement through stabilization, including Zephyr on the Park (193 units, Redmond) — NAIOP Multi-Family Residential Urban Development of the Year 2021.
Multifamily development and design strategy for urban infill communities. Delivered Premier on Pine (386-unit high-rise tower, Seattle) — NAIOP Multifamily Development of the Year, High-Rise 2015 — and True North Apartments (Mid-Rise), Merit Winner at the Multifamily Executive Awards.
